Real estate
Most buyers cannot read a floor plan. They are shown a 2D plate, asked to imagine a home, and make a multi-crore decision on a spatial understanding they do not actually have.
Renders solve this, but rendering runs through an external agency at a per-unit cost and a multi-week turnaround. The economics mean only the flagship configurations get rendered. Every other unit type is sold on a plan drawing, and every revision restarts the cost and the clock.
A visualisation agent that generates 3D renders from existing 2D floor plans, preserving room proportions, circulation and orientation, and produces variants across finishes and furnishing densities without a new agency brief for each one.
Model and surface
Claude for plan interpretation and scene specification, paired with image generation for the render. Delivered as a tool the marketing and sales teams use directly.
Connectors
Drive or the DAM for approved floor plans, the project's specification schedule, the approved material and finish palette, and the existing render library, which functions as the visual reference standard the outputs must sit alongside.
Skills
Plan interpretation is encoded: reading dimension strings, wall thickness, door and window positions and swings, level changes, balcony and utility boundaries, and the orientation marker, so the render reflects the actual plan rather than a plausible looking room.
The visual standard is a second skill: the client's established render language, camera height and angle conventions, lighting treatment, the approved finish palette per project so a render never depicts a specification the buyer will not receive, and the furnishing density conventions for different unit categories.
Data flow
Plan in, structured spatial specification out, render generated against that specification and the visual standard, human check against the source plan. Variants are generated from the same spatial specification, which is why finish and furnishing options remain dimensionally consistent with each other and with the plan.
Human review
Every render is checked against the source plan for dimensional and orientation fidelity before it reaches a customer, and against the specification schedule to confirm nothing depicted exceeds what is contractually delivered. That second check is a legal one, not an aesthetic one.
Governance
Renders are marketing representations and are labelled to the client's existing disclosure standard. Nothing is depicted that is not in the approved specification.
A project has nine unit configurations, of which two were rendered by the agency at launch. The team runs the remaining seven through the agent, generating each in two finish palettes.
Fourteen renders come back the same day, dimensionally faithful to the plans and visually consistent with the two agency renders already in market. The sales team stops explaining seven configurations verbally.
1,296 hours saved per year
Measured on a live deployment: 1,296 hours saved per year on render production, from 27 hours per week. The hours understate it. The real change is coverage. Configurations that were never going to be rendered under agency economics are now rendered, and turnaround moved from weeks to the same day.
